Margin on REITs – Higher Returns, Higher Risks!
Course Date: 24 November 2018
Course Fee: $388* / *Inaugural Price (U.P. $488)
A Real Estate Investment Trust (REIT) is a dividend play instrument whereby most investors buy and hold for the long term to collect a steady stream of dividends. It is now possible to increase the dividend yield significantly with margin.
Of course, margin brings along additional risk, so the question is, “Can we enjoy the higher dividend returns with the risks mitigated?”
Program Objectives & Benefits
This is an intermediate level course whereby participants are expected to bring their own laptop with EXCEL to perform certain calculations. Please also note that investment with margin is considered high risk and not suitable for beginners. In this course, you will get insights and hands-on exercises on the following topics:
- REITs Fair Yield Calculation
Margin call is one of the main risks for this strategy. To prevent margin call, we have to make sure that we do not buy the REITs at overvalued price. There will be hands on exercise to calculate the REITs fair yield so that you can determine if the REITs are over or under valued.
- Risk Analysis for REITs
REITs for this strategy must be stable and we cannot have REITs subjected to high price volatility. In this segment, we will look at how to analyse the risks of REITs and hence enabling to choose more stable REITs.
- Margin
What is margin? How does it work? Why is this considered risky?
- Margin on REITs
Discussion on actual implementation strategy and risk mitigating measures on achieving higher dividend yield while managing the risks!
